Public areas and back-of-house on a service contract
This is a maintenance relationship more than a single job. Our engineers are on the property on a fixed schedule, working through a checklist per unit — coils, filters, drains, refrigerant, controls.
When something is past economic repair we quote a replacement rather than keep patching it, and we do that swap in the property's low-occupancy window.
Because the same two engineers have been on this site for years, they know which units run hot and which drains block, which is most of the value in a contract like this.
